If I could give zero stars I would without hesittion.
One word: SHADY.
Now I can't write too many specifics lest they come find me and continue their behavior but I'll say what I can.
Before Chandler: no mice, no pipe leaks, no floors collapsing, no laundry machine problems, etc etc etc
During Chandler: mice, pipe leaking, floors collapsing, laundry issues, completely unresponsive management to aforementioned issues,
I am not a complainer. I do not expect my landlord to come to my apartment and change light bulbs or even unclog a typically clogged toilet- we're pretty self sufficient around here. But as soon as Chandler took over, things started going wrong in our beautiful building. We always called to put management on notice but to no avail,
I would treat this company like the plague.

"On top of that, features like making monthly rent payments direct from a checking account really make it easy to keep everything organized. Overall, really happy with the whole experience so far!"

If you enjoy construction noise, sawdust air pollution, having your lobby look like a construction zone without a permit for major work for more than three weeks, your elevator unusable, your laundry room blocked by saws, construction workers arguing loudly outside your door and absolutely no notice about any of this happening - you'll probably enjoy living in one of Chandler Properties-managed buildings. They frankly don't give a hoot about the tenants (except when they are showing you an apartment), as long as the owners are seeing a profit and they can get enough turnover to raise rents constantly. This is why San Francisco has become such an unaffordable city. I have to put up with this for three more years, but if you're smart, you'll find an alternative.

The worst property management I have ever had the misfortune to receive. There is MOLD GROWING IN MY KITCHEN due to a leaky pipe, and Chandler Properties is doing little to nothing to fix the problem.
Do yourself a favor and do not rent property from them.

Just to review, of my time in a Chandler Properties home, we experienced:
- An infestation of rats. Of which our property manager's (Dennis) response was to not call pest control (as any competent landlord should), but instead save money and put down glue traps. When a rat was caught, his response was "put in the trash". We had rats crawling in the roof space for a month, and I assume this will not be fixed for the next tenant.
- Dead animals in the wall that had a foul smell for 3 weeks, which Dennis refused to believe existed and thus, did absolutely nothing about, again to save Chandler money by not ripping into the walls. This was a health hazard, as the home was heated through a series of heating ducts, which the smell emanated from and thus was effectively pushing dead animal bacteria into our home. This was as bad as it sounds. The only solution was to turn the heating off for 3 weeks.
- As soon as we moved out of the home, he immediately stopped responding to my emails asking about our deposit. I had to call up Chandler Properties 3 times and go above his head. Even when he was asked point blank if he had replied to my emails, he lied.
Here's the funny part, when I did hear back from Chandler Properties, I was told I owed them $1600. After explaining the hell we went through, they so "generously" decided to "credit" my account with $1600.
- Broken promises: Cleaning the garage floor, fixing a leaking roof, etc. etc.
I would avoid Chandler Properties and Dennis like the plague, a terrible experience filled with broken promises.

Well well well....I call and report small problems with my studio apartment and sometimes they're super fast to respond but lately they just don't even respond. "We'll send someone out as soon as we can", they say. Is it because I'm under rent control that I don't have high priority or are they just lazy? And when the DO send someone out, they send me a handyman who doesn't know what he's doing. Is it because they are hiring the cheapest contractors possible to save money? Possibly. Most likely, actually! I then have to call again to have another handyman to correct the mistake that the first one made. Ugh....I can't wait to move out of here. It was much better when the landlord managed the place. At least he was sweet and nice.
Oh wait, I have to tell you that they shut off our water for THREE DAYS from 9-5 because they couldn't get it together to hire handymen who knew what they were doing. Not everyone has day jobs, some of us have night jobs, Mr. Chandler!

I am so disappointed in my experience with Chandler Properties. It started off well enough with Rafael, who was an amazing broker who showed us the property and helped us sign the lease. He was kind, responsive and a pleasure to work with in the very stressful experience of finding an apartment in SF. After our move in, there were a few things that still needed to be taken care of by our property manager Jake. Our call box needed to be set up for deliveries, and our storage unit was needed to be determined since the one we were told to take was filled by someone else. I made a call to Jake about these issues which needed to be taken care of that day (I had an expensive package coming and I also needed the storage unit to put the rest of my stuff in because I had company staying the weekend in my small apartment). I explained to him the urgency in the message expecting to hear back from him that day or at least the next day. 4 business days later I finally got a hold of him, but it was only after another call and email was sent to him. By this time, my $500 package had been delivered but to the wrong floor. I still don't have the call system set up after 4 weeks of being in the apartment.
I am paying $3,000 a month in rent for a 1 bedroom apartment, you would think the property manager would be responsive! It's infuriating not to be able to get a hold of someone when you really need them, especially paying that kind of money for rent. In my 10 years of renting in various apartments across the country, I've never had such an unavailable, slow to respond property manager. If you're looking for an apartment in SF, please find another company who actually cares! It will save you a lot of stress and headache.

I just had the pleasure to sign a lease with Rafael at Chandler Properties today and I am nothing but pleased. The entire experience was quick and easy, Rafael responded promptly with approval! Moving is never enjoyable, that's why I am so surprised and delighted to have found Chandler Properties and especially to work with Rafael!!
You'll be nothing but happy if you work with Chandler Properties and its wonderful staff!

I am in my 2nd contract with CP and I havent had any huge problems with them. They are a bit hard to keep in touch with and don't always respond to calls about repairs etc. Eg. door bell hasnt worked for a year, washers/dryers break every few months and take a week or so to fix, and my steam heater has been leaking for 8 months and never fixed. Yay for direct payments from my checking.

I rented an apartment on Washington St. in Pac Heights managed by Chandler Properties. I lived there for almost 7 years (if my math is right). I had no problems with either the building or the management. Unlike many buildings, the owners were willing to invest in the property by upgrading the garage door, etc. I worked with Becky who was always responsive (though the easiest way to get a hold of her is email).

Buyer Beware!
This management company gave my leasing agent such terrible misinformation over and over again. i was told I was first in line for the unit, but it turns out it was rented BEFORE the craigslist listing even went up. Then they said it was a different unit in the same building that was available, but that too was already rented.
Chandler Properties' disorganization and lack of professionalism cost me a place to live and wasted two days of my time.

Having now moved out, I must say it was a very satisfying experience renting from Chandler Properties from start to finish. The move-out was smooth, they were very fair with the security deposit. Overall, very impressed with the level of service and care they give to each tenant (at least in my building). And for what a great location it was in, the apartment was a relatively good deal for San Francisco.

Dennis has been a great property manager. He's sometimes hard to reach but that's only because he's very busy. What matters is that in the end, he gets the job done. Case in point: Chandler was slightly behind on getting me my deposit back so Dennis dropped the check off at my new digs PERSONALLY and even got my mail and packages from my old address. What SERVICE!!!

I have been fortunate enough that a new owner received my building, and Chandler has been dismissed. Now that Chandler is gone, the many unresolved problems that Chandler created and/or ignored are being addressed.
During Chandler's tenure, it seems that someone they hired dropped a 2"x4" down the main drainage pipe, which caused the building entryway to flood, which was subsequently never fixed or nor even cleaned. Now that Chandler is gone, water dripping from the ceiling and the smell of mold are also gone.
Now that Chandler is gone, so are the weekly notices that they need to, "inspect," my apartment, which took precedent to addressing broken appliances and collapsing stairs in common areas of the building.
These people will destroy your building. Stay far, far away from them, landlord or tenant.

just moved into a chandler property in russian hill. my agent was porter, who was great to work with, on time and professional. the place i just moved into wasn't even on the market yet; porter said "hey i have this place a few blocks down i just took pictures for, want to see it?". a few days later it was a done deal.
this weekend i was moving in, but didnt realize their office was closed on the weekends. i worked very late every day this week and wasn't able to pick up my house keys - and so was moving out saturday with nowhere to go. porter was very responsive even on a saturday and managed to call in a favor and have someone (jake) meet me to give me the keys (he himself was out of town).
needless to say, porter saved the day and i am now the proud tenant of a fantastic apartment. thanks man!

Chandler Properties offers the best in building management. If there is a problem with anything in the apartment unit or the building, just give them a ring and they are on it. Their staff is friendly and courteous, both in person and on the phone. The property managers do ACTUAL site visits which reassures me that they are committed to managing effectively and efficiently. I highly recommend this company to any landlord's who is interested in seeking help with managing their properties. I'm glad mine did!!!

Was selling my home and buyer wanted very unusual financial documents from the company along with a thousand questions. Chandler Properties did a fantastic job of going the extra mile to getting the odd documentation and answered all of my buyers questions and even put me directly with their lawyer handling a litigation in the building. Credit goes to Norman and Karen for there great help with me, they were very responsive, knowledgeable and kind despite a very frustrating situation!!

Chandler Properties manages the building where I live, and I have been very satisfied with them so far. They have been great about getting me keys, fixing the security system, recommending repair people for things I want to do around the place... They send me copies of all the HOA meeting notes and are very thorough about letting unit owners know about building repairs, etc. I am very pleased with them thus far.

Chandler Properties manages the property where I live and I find their customer service terrible. When I email or call with issues, it takes them a while to get back to me if I hear back at all. I have had issues with water temperature, my thermostat, leaks, and ants. Some of these issues were resolved but others took a lot more work on my part to get a response. For the rent I'm paying, it's frustrating to feel that the property management company isn't more receptive to tenants concerns and responsive to issues that come up.

I was placed on the back side on the end of a line of units. They said at the time this was the only unit they had available. After I had moved a good portion of things I wanted to store in the unit I pulled the door down to lock it. When I did I noticed the door was out of alignment, so much that a gentle push would yield a space large enough for a good sized person to be able to enter the unit even with a lock in place. I called the manager and told him about the problem. He said he would have the company to come and look at it that built the units. A few days later I had to call again because the alignment of the door affected the sliding mechanism where the lock was to be placed. He called me back within a few minutes telling me that he wanted me to move and offered me a refund. I told him it took me several days to move into the unit and was not moving all my things again. He simply didn't want to deal with the problems that arise. His response to me was: YOUR EXPECTATIONS ARE TOO HIGH. I said let me get this straight. You think it's too high of an expectation for me to want a door fixed that a human can go through? I took pictures of this door before it was repaired just in case I needed to prove what I said was true. |
